Belgarum Property Management Ltd are proud to keep their staff knowledgeable and up to date with changes in Law affecting Residential Block and Estate Area Management as and when they occur to maintain the best service and advice to our clients. Continuity and stability of staff are also a key element of maintaining the best service to clients with long term serving managers developing relationships and understanding. Fresh knowledge is maintained with new team members and training on all aspects of the Fire Safety Act and Building Safety Act with submission of required legislative documentation carried out to fulfil all Building Standard regulation requirements.

Ryan Ashurst

Senior Property Manager

Ryan joined BPM  in 2015 and through exceptional support to the experienced Managers now manages his own formidable portfolio of blocks to maintain the levels of service that Belgarum Property Management Ltd are proud of. Ryan has built excellent relationships with his operating Management Companies and Freeholders alike and continues to provide the friendly working relationship that these customers enjoy. Promoted to Senior level in August of 2023 owing to his dedication and excellent results, Ryan continues to keep our clients well informed and looked after.

James Bate

Senior Property Manager

James joined our team earlier this year as a new Senior Block Manager bringing with him immense knowledge of the industry as a whole and the legal requirements to fulfil all of the recent changes in legislation to protect our clients and fellow team members. With MIRPM status his wealth of knowledge is instrumental in providing assistance to the team and the clients we operate for.

Rob Barker

Property Manager

Rob joined in 2011 with over 20 years of management experience. Rob has become a valued and experienced team member therefore able to provide great support to colleagues on numerous topics. A system orientated manager promotes reliability and accuracy which benefits all the blocks he manages. In his spare time he enjoys travelling and walking.

Helen Guymer

Property Manager

Helen recently joined our team as property manager having worked for larger corporate companies and London based firms. Helen enjoys the personal contact with clients that is all important when building understanding and achieving all the goals for works on developments.  Helen’s bubbly personality and friendly persona brings a level of encouragement and fun to the team. 

Martin Hutchings

Property Manager

Martin joined the team in 2016 to enhance our management of blocks in the Bournemouth region.  With years of experience in block construction, property sales and management Martin is always building BPM’s reputation and expanding the services we offer to many more blocks in his area. Martin’s experience in the construction sector provides our team with knowledge and support relating to building issues and assists to solve issues when they arise.


Dawn Hayes

Property Manager

Due to our expansion as a result of recommended business during 2022 and 2023 Dawn joined the team to enhance our management of blocks.  With years of experience in customer service and marketing industries both in the UK and abroad within the property sector, Dawn will continue to build BPM’s reputation and to expand the services we offer to many more blocks in the Hampshire area. Dawn provides support to the Senior Managers to assist in fulfilling all cyclical maintenance requirements.

Management & Administration

Belgarum Property Management Ltd have in place the best administrative department one could wish for. Under Olivia’s skilled guidance the team carry out the cyclical works required for the smooth running of our blocks, equally important is that this releases valuable time for the block managers to be proactive in relations with our client and the blocks they operate for. This support is the key reason for our success in providing the service our clients want and expect.

Alan Gregory
Company Director

Alan has extensive experience in the co-ordination of Property Management companies, estate agency team operations and letting company logistics. At the head of the team since 2011 he provides leadership and knowledge where challenges arise from on site maintenance issues through to major legal representations. Alan brings with him over 24 years in the property sector having managed teams of staff active in sales, lettings and maintenance of property.

Olivia Gregory

Office Operations Director

Olivia joined the team in 2015 and due to showing extraordinary abilities and dedication has very quickly become a valued Director making sure that all systems are followed accurately to make sure we are compliant in all our work programmes and internal office systems. Olivia’s direct involvement in Solicitor enquiries and Company House compliance has resulted in proficiency beyond expectations in the industry.

Peter Colman

Block Accounts Book Keeping

Peter has been the corner stone in supporting the forward thinking financial team since 2014 providing unequal accuracy in all aspects of client accounts. Peter has experience in many fields of business operation including years with Cable & Wireless, Barclaycard and the automotive industry resulting in exceptional organisational skills creating the accuracy required for systems to operate correctly. Peter’s cheerful and professional approach is a great bonus for the team and an asset to the operation in general. Further assistance is provided to Peter by Andrea Scott who provides part time work on block accounts and invoice payments.

Andrea Scott

Senior Administrator

Andrea initially joined 2014 as support to Peter in the book keeping areas of our operation, now through great success Andrea is our Senior team administrator maintaining accuracy of billing and all account related elements of support for the management team as a whole. This affords the managers the opportunity to create and report to clients up to the minute budgets, expenditures and maintain high accuracy levels.

Joanne Savage


Jo joined us in May 2020 as a key member of the administration hub to coordinate and support our property managers. Jo has immense experience and ability in the role of administration which along with her personality works well with the team. Jo has also fulfilled personal assistant roles in the past that provides the exceptional experience required to work closely with the administration team.

Chantelle Adams


Chantelle joined the administration team in 2020 and has further enhanced our administration hub to accommodate the growing levels of correspondence that our management team and new legislation creates. Chantelle brings with her a wealth of experience in an administration support role and her kind approach to team work is a welcome addition to the hub. Chantelle is extremely organised and systematical in her approach complimenting the rest of the team extremely well.


Nicola Culhane
Company Book Keeper Consultant

Nicky is also a key member of the support team and has been with the company since 2009. The knowledge and accuracy in accounting and block account management ensures an accurate knowledge of available funds, essential to the managers for maintaining works required to the blocks they manage.
